AEM Stiwdio is leading the design and planning application for the remodelling of a property at 24 Talbot Street, Cardiff (CF11 9BW), within a designated conservation area. The proposal combines a side/rear extension, removal of the existing chimney, and a dormer loft conversion to create additional living and bedroom space, alongside sensitive external upgrades — including reinstating traditional sash windows in keeping with the area's character.
Designing within a conservation area means carefully balancing modern living standards against the preservation of the building's heritage and the wider street scene. Following the initial submission, we amended and reissued the drawings (Revision P2) to address the planning officer's comments, and the application is currently awaiting determination by Cardiff Council.
Scope: side/rear extension, chimney removal, dormer loft conversion, internal reconfiguration and sash window restoration. Status: awaiting planning decision (Rev P2).
